What makes an interior cost more or less
Two homes with the same square footage can get very different quotes. These are the things that move the price inside:
- Number of rooms, and whether ceilings, trim and doors are included or just walls.
- Ceiling height. Two-story entries and vaulted living rooms need ladders or scaffolding and take longer.
- Wall condition. Nail holes and dings are part of normal prep. Water stains, cracks and old patches take more time.
- Color changes. Going from dark to light, or to a deep color, usually needs an extra coat.
- How much furniture needs to be moved and covered.
What makes an exterior cost more or less
Outside, prep is most of the work, and Texas sun makes prep matter more:
- Size and height. Two-story homes and steep lots take more time and equipment.
- Surface. Brick, stucco, fiber cement and wood siding each prep and paint differently. Painting brick for the first time uses more paint than repainting.
- Condition. Peeling, chalky paint and failed caulk on south- and west-facing walls take extra scraping and priming.
- Trim, fascia and soffits. A home with a lot of trim takes more hand work.
- Wood repair. Soft or rotted boards need to be fixed before paint goes on.
